At our property management company, we believe that it is important to be completely forthcoming about costs and fees for our services. Our fees are highly competitive and are based entirely on services delivered. Unlike with some property management firms, you will never be charged with any hidden fees for services, and we will gladly explain our fee structure and inform you of any fees in advance. In addition, through our HandyQuick partnership providing a network of qualified, efficient repair and maintenance subcontractors, we are able to pass our volume discounts to our homeowners. Our highly effective marketing program for your property, our tenant screening policies, and our thorough management strategies assure you of low vacancy rates, reliable tenants, and steady cash flow. Your goals and return on your investment are our top priorities. Our fees include:

  • Leasing Fee: 75% of First Month’s Rent – This fee includes any agent or relocation agency commissions we pay for tenant referrals. A retainer portion of the fee is due when our agreement with the owner is signed, and is applied to the Lease fee when the property is rented. The retainer fee is non-refundable.
  • Lease Renewals: Free – There is no charge to the owner to renew a lease with the current tenant.
  • Monthly Management Fee: 8.75% of Monthly Rent – This fee covers all normal management services during the term of the lease.
  • Maintenance & Repairs: Actual Cost + 10% – Our volume discounts with our network of local vendors, including our partnership with HandyQuick Home Maintenance Services provides the largest network of subcontractors to keep actual costs as low as possible. We pass those discounts on to our clients, charging only a small administrative commission for providing tenant coordination, scheduling, and billing services.
  • Monthly Base Advertising Fee: $99 – This fee applies only during the time when the property is actively being advertised when vacant.
  • Virtual Tours: As Arranged – We offer custom online virtual tours for selected properties. If you select this option, we will discuss the cost with you.
  • Additional Management Services: $25/hour – If you require additional services beyond our normal property management services, this fee will apply. Meetings with insurance adjusters, and other similar services are not included in normal fees. We will discuss any additional fees with you before performing the service.
  • Owner Account Distributions: Owners receive a detailed monthly statement on or about the 10th of each month. Automatic ACH / EFT distributions are made monthly on or about the 15th of the month, subject to balance and distribution minimums.

Note: The above Services and Fees are subject to change. The REAL ESTATE PROPERTY MANAGEMENT SERVICE AGREEMENT shall contain the current service rates in place at the time of the agreement.
